The Director of Construction is responsible for planning and supervising a wide range of construction projects from start to finish across our multifamily portfolio. You will organize and oversee construction projects and ensure they are completed in a timely and cost-effective manner. Additionally, the Director of Construction performs due diligence inspections for potential real estate acquisitions identifying property conditions needing further attention. The ideal candidate must be well-versed in all construction methodologies and procedures, has an analytical mind and meets project deadlines, with attention to detail, accuracy, and budget. This person should possess great organizational skills.
RESPONSIBILITIES:
- Work closely with asset managers, operations leaders, and property managers to establish scope of work and feasibility of projects, offering options related to improved efficiencies and problem solving to any given project.
- Own the day-to-day renovation and repositioning projects and overall capital project oversight across the portfolio. Develops scopes of work, timelines, and other needs and parameters around the planning of a capital improvement, renovation, or construction-related project.
- Administer all aspect of bidding with contractors including sending out bid packages, assessing the accuracy and pricing of received bids, providing a recommendation for the preferred contractor based on the information collected, and negotiating contracts.
- Travel frequently to conduct on-site construction project inspections of work in progress on a regular basis.
- Coordinate internal reviews; maintain project status information/logs; schedule and organize internal and external workflow.
- Evaluate progress and prepare detailed reports indicating budget implications, variances, schedules, and risks.
- Perform due diligence inspections for real estate acquisitions including, but not limited to, all exterior and interior facilities; roofing, attics and storage; elevators; fire suppression; parking and driveways; offices and amenities; property boundaries and fencing.
- Prepares written reports with photos to accurately assess and evaluate the present condition of acquisition targets.
- Reviews all third-party inspection reports, identifies conditions needing further attention, and ensures follow-up and reports status and completion.
- Identify where permits and licenses are required. Obtain from appropriate authorities as necessary.
- Maintain health and safety standards and report issues.
EDUCATION AND EXPERIENCE:
- Bachelor’s degree in engineering, architecture, construction project management, or a related discipline preferred.
- A minimum of 7 years construction project management experience across multiple sites and cities.
- Proven track record of managing complex, high-rise construction projects, including broad value-add programs and apartment unit renovations.
- Outstanding communication skills, both written and verbal, that can tailor to both technical and non-technical audiences.
- Proficiency with Outlook, Excel, Word, and PowerPoint.
- Ability to work effectively with both peers and senior management in a highly entrepreneurial, team-oriented environment.
